Landscape Lighting Design
What should be lit, how, and what should stay dark. Everything else follows from this.
Design, installation, repair, maintenance and LED upgrades for homes and commercial property across Greater Houston. One specialty, thirty years deep.
Homes, estates, gardens, patios, pools, driveways and entrances — each one its own problem, all of them part of the same system.
What should be lit, how, and what should stay dark. Everything else follows from this.
Fixtures, wiring, transformers and controls, installed so you notice the light and not the work.
Stone, brick, columns, rooflines and entries — the house as the largest feature on the property.
Uplighting mature trees, and moonlighting down through the canopy onto what is below.
Enough light to use the space after dark without turning it into an outdoor room with the lights on.
Water reflects, so the trick is usually lighting what is around and beyond it.
Routes and arrival, without lining the drive with identical fixtures.
Schedules, zones, dimming and colour for the evenings that call for it.

A River Oaks estate with mature trees and a courtyard needs something different from a West University home on a compact lot, which needs something different again from an office property off the Energy Corridor.
None of them should receive the same number of fixtures in the same positions. We start with the architecture, the planting, the way the space is used and the angles it is seen from — then work out what the lighting has to do.

Buildings, entrances, signs, landscaping, courtyards and campuses — lit so visitors can find their way and the property still represents the business after dark.
On a commercial site the lighting has a job before it has a look: people arriving after dark have to identify the building, read the sign and understand the route from the car to the right door. The architecture and the planting are built around that.
The part that decides whether a system still looks right in year eight. Including systems somebody else installed.
A run gone dark, flickering fixtures, a transformer that trips, controls that lost their schedule.
Cleaning, re-aiming, clearing planting, checking voltage — before any of it becomes a repair.
Converting an older system, keeping the fixtures, wire and transformer that are still sound.
Professional low-voltage LED systems: a transformer stepping the supply down, buried cable runs, solid brass fixtures and controls that follow sunset through the year.
Brass because it survives the Houston climate and takes on a patina rather than depending on a coating; low-voltage because it is safe around planting, irrigation and people; LED because warm-white output around 2700K now looks right and costs a fraction of halogen to run.

Every project follows the same shape: we walk the property and talk about what you want from it after dark; we design around what is actually there; we install; and then we come back after dark to see what it really looks like and adjust.
That last step is the one most companies skip. Lighting cannot be judged in daylight, and a few degrees of aim changes more than most people expect.
How a project actually runs, from the first walk of the property to the night-time review.

Family-owned, thirty years on one subject, with the owner still on the property.
Eighty questions about fixtures, wiring, cost, maintenance and everything between.

Yes — it is not one line on a list of unrelated work. It is what the company has done for more than 30 years.
Professional low-voltage LED with solid brass fixtures, sized transformers and controls that follow sunset.
Yes, including builder-installed lighting. Maintenance & Repair
It depends on the property: the number and type of fixtures, the techniques, the wiring and the controls. The design decides the number of fixtures, not a package.
